Verdict: Sukoon Finance is worth a quote if you are buying in a competitive market or want halal financing in a state the bigger providers skip. It uses a Murabaha (cost-plus sale), it covers 45 states plus Washington DC, and it has two programs built for speed: HomeSimple, which lets you make a cash-style offer, and TBD Approval, which can close in as little as 10 days. It launched in 2025, so it has a shorter track record than Guidance or UIF.

Sukoon Finance is a division of All Western Mortgage (NMLS #14210), a Las Vegas lender in business since 1981. Sukoon is not available in New Hampshire, New York, North Dakota, Vermont, or West Virginia. Compare it on the home financing hub.

Who Sukoon Suits

  • Buyers in hot markets who lose offers to cash buyers
  • Buyers who want to be fully approved before choosing a house
  • Homeowners who want to replace a conventional mortgage with a halal one
  • Buyers in states like Hawaii, Nevada, or Montana where fewer halal providers operate

How the Sukoon Murabaha Works

In a Murabaha, Sukoon buys the property and sells it to you at a set price: the cost plus an agreed profit. You pay that price in installments. The total is fixed at the start, so it does not grow like interest.

Sukoon says its Murabaha has been reviewed and approved by Al-Azhar Al-Sharif's Main Fatwa Committee and is consistent with AAOIFI Shariah Standard No. 8. The site also describes shared-equity and partnership models. Ask which one your quote uses.

HomeSimple and TBD Approval

HomeSimple is Sukoon's answer to cash buyers. Sukoon buys the property upfront on your behalf, then resells it to you with halal financing. To the seller, your offer looks like cash, which can win in a multiple-offer situation.

TBD Approval is a full underwrite done before you pick a home. Your income, assets, and credit are already cleared, so once you find the house, you can close in as little as 10 days.

Sukoon also refinances conventional mortgages into its halal structure. You can lower payments, change your term, or take equity out, using the same Murabaha framework.

Its Home Equity Access program helps homeowners reach equity for education, renovation, or family needs without a HELOC. Sukoon does not name the contract used for equity access, so ask before you sign. Read halal HELOC alternatives for other options.
