The deal runs through IjaraCDC's Ijara wa Iqtina (lease-to-own) structure: a single-asset trust purchases the home and leases it to you, with each payment split between rent and an equity buyout that declines to a final $1.00 title transfer - the payoff is fixed at the original price minus your down payment plus one dollar. Nothing is lent and no interest is charged at any layer; IjaraCDC's own worked example draws the line - the same 3% return is halal charged as rent on a property (trade) and riba charged for the use of money. A Promise to Purchase obligates the trust to sell while you remain entitled, never obligated, to buy, which is why IjaraCDC argues the arrangement creates a lease obligation rather than a debt.
