In a lot of US metros the home you want costs more than a standard mortgage will cover. That extra size is a jumbo. Conventional jumbo loans still charge interest. Ijara Community Development publishes a jumbo program that uses a lease-to-own trust instead.
It is nationwide. The published terms are 10% down, a 680 credit floor, and financing up to $4 million. You can use it for a primary home, a second home, or an investment property. Start on the Ijara CDC provider page and the home financing hub.

What Jumbo Means Here
A jumbo is simply a home price that sits above the standard loan cap. Ijara publishes $806,500 as that cutoff. County limits can differ, so treat that number as Ijara's line, not a promise from a government website.
If you are buying in San Jose, Brooklyn, or Arlington and the list price is well above that line, you are in jumbo territory. If the price still fits a standard Ijara, Guidance, or UIF quote, use the cheaper and simpler program. Jumbo is for the house that does not fit.
Published Terms
| Item | Ijara CDC jumbo program |
|---|---|
| Where | Nationwide |
| Down payment | 10% minimum if you qualify |
| Credit floor | 680 |
| Size | Above Ijara's $806,500 conforming line, up to $4 million |
| Occupancy | Primary, second home, or investment |
| Property | Single-family, condo, or PUD |
| Structure | Ijara trust. Rent on the property. Title transfers for $1.00 at the end |
Ijara says 100% of the appreciation stays with you on this program. Monthly rent is still a quote, not a blog number. Get it in writing for this address.
Guidance and UIF Do Not Publish a Jumbo Program
Guidance Residential and UIF finance regular home purchases in the states they serve. They do not publish a separate jumbo program. UIF's regular home product goes up to $2 million. That may cover some high-price purchases without calling them jumbo. Ask them if this address still fits their standard product.
If it does not, Ijara's jumbo program is the one built for the higher price. Do not assume Guidance or UIF will stretch to $4 million. They have not published that.
| Company | Separate jumbo program | What they publish instead |
|---|---|---|
| Ijara Community Development | Yes. Nationwide | 10% down, 680 credit, up to $4 million |
| Guidance Residential | No | Regular home purchases, 5% down to start, listed states only |
| UIF | No | Regular home purchases, as low as 3% down, up to $2 million, listed states only |
If you are in California or New York, read the state guide too. Those pages cover who operates there. They are not jumbo explainers. See halal home financing in California and halal home financing in New York.
Cash to Close on a High-Price Home
10% of a $1.5 million house is $150,000 before closing costs. That is why people ask whether VA 0% or FHA 3.5% can be copied onto a jumbo. They cannot. Those programs have their own caps and occupancy rules. Jumbo is the program for the higher price, and Ijara publishes 10% down on it.
If you have 20% sitting in a screened account, ask whether a smaller Ijara, Guidance, or UIF quote still fits. A jumbo structure is not automatically cheaper just because the house is expensive. It is the structure that can reach the price.
Jumbo vs Physician vs Standard
Do not mix these applications. A doctor buying a $900,000 house is not automatically on the physician program. A veteran buying a $1.2 million house is not automatically on jumbo VA. Ask Ijara which program this property actually underwrites.

What to Get in Writing
- That this is the jumbo program, not standard home financing
- 10% down on this purchase price
- The maximum they will finance on this county and this occupancy
- The rent schedule, early sale, and who holds title
- Whether a condo in this building actually qualifies
High-price purchases still close through a local title company. The trust structure does not skip taxes, HOA docs, or the county recorder.
Frequently Asked Questions
Can I get a halal jumbo mortgage in the US?
Yes. Ijara CDC publishes a nationwide jumbo program: 10% down, 680 credit, up to $4 million. Guidance and UIF do not publish a separate jumbo program.
Is this only for California and New York?
No. It is nationwide. Those states just produce more jumbo-sized list prices. A $1 million house in Denver or Miami uses the same Ijara jumbo product.
Can I use jumbo for a rental?
Yes on this program. Ijara jumbo allows primary, second, or investment homes. Down payment and underwriting will still follow this property, not a primary-home assumption.
What if UIF will finance $2 million in my state?
Then get that quote. UIF's regular home product lists up to $2 million in the states they serve. Compare it with Ijara jumbo on the same price. Use the home financing comparison once you have both numbers.
Why is the down payment 10% if VA and FHA can be lower?
Those are different programs. VA 0% down is for eligible veterans on a primary home. FHA is 3.5% down with a 520 credit floor and county caps. Jumbo is for the higher price. Do not copy a 0% down from VA onto a $2 million jumbo purchase.
