An ITIN mortgage exists because many people who live, work, and pay taxes in the United States do not have a Social Security number. They file with an Individual Taxpayer Identification Number instead, and most lenders will not touch that file. The halal version is the same idea without interest. How the Contract Works

A single-asset grantor trust buys the home. You are the trustee and the beneficiary. You pay rent on the property instead of interest on a loan. When the lease completes, title transfers to you for $1.00.

That is the same ijara structure Ijara uses on its other US home programs. The ITIN piece changes who can qualify and what paperwork they ask for. It does not change the contract.

If One Spouse Has an SSN

Some families have one spouse with an SSN and solid credit. If that spouse can qualify alone, a fully documented program may price better. Guidance Residential and UIF quote regular home purchases in the states they serve, and Ijara's conventional program starts at 3% down with a 620 credit floor.
