If You Can Bring the Down Payment Yourself

UIF starts as low as 3 percent in 32 states. Compare those with Ijara before you add a grant just to lower cash at closing. A Quick Example

On a $400,000 purchase, 3 percent of your own money is $12,000. Chenoa at 3.5 percent is $14,000 of assistance. Chenoa at 5 percent is $20,000. You still bring at least that $12,000 yourself. If you only have $8,000, you are short of the 3 percent rule even if a grant looks large enough to cover the rest.
