Most small businesses rent, then spend years paying a landlord. Buying the building usually means an interest-bearing commercial loan and a large down payment. Ijara Community Development offers Business Premier financing for that purchase: $250,000 to $5 million, with 5 to 10 percent down, in all 50 states.
Amortization can run up to 25 years. The program covers warehouses, offices, restaurants, branded gas stations, and flagged hotels. It can also cover a refinance, buying another business, inventory, equipment, working capital, and tenant improvements. See the provider page and the business financing hub.

Who It Is For
This is for an operating company that wants the real estate it works in. It is modeled on the kind of owner-occupied building loan people know from SBA-style financing, structured as a trust-based ijara instead of interest.
- You are buying or refinancing the building the business uses
- The amount is $250,000 to $5 million
- You can put 5 to 10 percent down
- The property is a warehouse, office, restaurant, branded gas station, or flagged hotel

Ijara funds these through a large network of commercial sources, so the price is a quote, not a rate sheet. Mufti Muneer Akhoon chairs the Sharia review. You are paying to acquire the building over time, not paying interest on a loan balance.
If the Building Is an Investment, Not Your Shop
UIF finances commercial real estate in 22 states, including offices, retail, masjids, schools, and apartment buildings, generally with 30 to 40 percent down. That is a different down payment and a different map. Guidance Residential is a home lender. Devon Bank finances commercial property in Illinois. A Quick Example
A $1 million warehouse at 10 percent down needs $100,000 from the business, plus closing costs. At 5 percent down it needs $50,000. Both are inside the program if the building is one of the listed types and the company will occupy it. A $200,000 purchase is below the $250,000 minimum. A $6 million plant is above the $5 million maximum.
Twenty-five years is a long amortization for a commercial building, which is the point for an owner who wants a payment the shop can carry. The quote still has to show the full cost. Ijara does not publish a rate, and 200 funding sources means two businesses in the same city can see different numbers.

If you only need equipment, you can still be on this program, but do not force a building purchase to make a $40,000 oven fit a $250,000 minimum. Bring the purchase contract, the entity documents, and a simple explanation of how the business uses the property. UIF's 30 to 40 percent commercial down payment is the comparison when you are in one of UIF's 22 states and you want a second quote.
