A 1099 mortgage exists because contractors, drivers, and freelancers get paid on a form, not a W-2, and many lenders still treat that income as unstable. The halal version uses the 1099 itself. Ijara Community Development qualifies you on that income with no tax returns.
The program is available nationwide, up to $2.5 million, with a 660 credit score and a term up to 30 years. Ijara applies a 10 percent operating-expense ratio, and your year-to-date income has to stay within 10 percent of the 1099. See the provider page and compare.

Who It Is For
This fits people whose work shows up as 1099 income and whose recent deposits still match that form. A plumber with steady contracts is a better fit than someone whose 1099 was a one-time project last year.
- You earn as a contractor or gig worker
- You can show the 1099 and year-to-date income close to it
- Your credit score is at least 660
- You want a home, not a business line of credit
How the Income Math Works
| Rule | What it means |
|---|---|
| Income proof | The 1099, not a tax return |
| Expense haircut | 10 percent operating-expense ratio |
| Recent income | Year-to-date within 10 percent of the 1099 |
| Credit score | 660 minimum |
| Maximum | $2.5 million |
| Term | Up to 30 years |
| Coverage | Nationwide |
| Admin fee | $20 a month |
The 10 percent haircut is Ijara's stand-in for expenses they are not reading off a tax return. If your real costs are much higher than 10 percent, the payment they qualify may be tighter than your actual cash flow. A $50 late fee applies, and any amount above the cost of collection is donated to charity.
The home is held in a trust. You are the trustee and the beneficiary. You pay rent on the property instead of interest, and title transfers for $1 at the end of the term. Mufti Muneer Akhoon chairs the Sharia review.
If the 1099 Is Messy
Ijara does not publish a down payment for this program, so that figure comes on the quote. If your deposits are easier to read than the 1099, compare halal bank-statement financing. If you have assets and little current income, see asset qualification.
Guidance Residential and UIF still quote regular home purchases in the states they serve when income is documented the usual way. A fully documented file is often the cheaper path. Background on the structure is in how Ijara home financing works.
A Quick Example
Say the 1099 shows $120,000. Ijara takes off 10 percent for operating expenses, so the income they use is about $108,000. If year-to-date earnings are far above or far below that pace, the file stalls, because year-to-date income has to stay within 10 percent of the 1099. A big one-off month does not help if the rest of the year is quiet.

On a $600,000 purchase the $2.5 million cap is not the constraint. The constraint is whether $108,000 of screened income, a 660 score, and whatever down payment the quote asks for still produce a payment you want. Ijara has not published that down payment, so do not assume the 20 percent figure from a different self-employed program.

Bring the 1099, a year-to-date ledger from the same work, and a credit picture that can clear 660. The $20 monthly admin fee is small next to the payment, but it is part of every Ijara home file, including this one.
Frequently Asked Questions
Can I get a halal mortgage with 1099 income?
Yes. Ijara CDC has a nationwide program that qualifies contractors and gig workers on 1099 income, without tax returns.
What credit score do I need?
660. Financing goes up to $2.5 million, for up to 30 years.
Why did they cut 10 percent off my income?
Ijara applies a 10 percent operating-expense ratio because it is not reading your expenses from a tax return. Year-to-date income also has to track within 10 percent of the 1099.
Is there a monthly fee?
Yes. The administration fee is $20 a month. The late fee is $50, and anything collected above the actual cost goes to charity.
Do I have to use a tax return?

No. This program is built so the 1099 is the income document. If your tax returns are clean and strong, a regular quote may still price better.
